Commercial plant — boilers, pumps, manifolds and controls — installed, upgraded and maintained.
Plant room work for commercial buildings across Nottinghamshire and the East Midlands: boilers, pumps, pressurisation, headers and manifolds, controls and the pipework that ties them together. We install new plant, replace tired kit in occupied buildings, and carry out planned maintenance. The aim on every job is a plant room that the next engineer through the door can read and work on.
Before anything is ordered we walk the plant room and measure what is actually there: existing plant, flue routes, gas supply, water supply and return, drainage, electrical supply and the space there is to work in. We look at how kit gets in and out, because a boiler that will not pass a doorframe is a problem better found at survey than on installation day.
Layout follows access. Plant is set with room to open casings, pull a pump head, get a spanner on a valve and read a gauge without a torch and a stepladder. Where a building is occupied we agree the shutdown windows and the order of works up front, so you know which days you are on reduced heat or hot water.
Distribution runs from headers and manifolds so each circuit can be isolated on its own. Every circuit gets isolation valves, drain-off points and a way to be taken out of service without draining the rest of the building. Pumps, pressurisation units and dosing pots are set where they can be serviced in place rather than dismantled to reach.
Everything is labelled: valves, circuits, pumps, flow and return, gas isolation, and the electrical isolators that go with each item. Pipework is identified and flow directions marked. Anyone who opens the door afterwards should be able to work out what feeds what without ringing us first.
Gas work is carried out by Gas Safe registered engineers and commissioned to the manufacturer's instructions. Systems are flushed, filled and dosed, pressurisation set, safety devices proved, and controls set up and demonstrated. Gas rates, combustion readings and flue integrity are checked and recorded at commissioning.
At handover you get the commissioning records, the manufacturer documentation and a walk round with whoever will be responsible for the plant, so they know where the isolation points are and what the controls are doing. We clear our waste and leave the room usable, not stacked with packaging and offcuts.
It depends on how the existing plant is arranged. Where there is more than one boiler on a common header we can often work on one at a time and keep partial heat and hot water on, which takes longer overall but keeps the building running. A single-boiler plant room means a planned shutdown, so we agree the dates with you and talk through what the outage involves before we start.
Yes. We maintain and repair existing plant rooms, including kit fitted by somebody else. If something is at the end of its life, or has been installed in a way that makes it awkward to service, we will say so rather than quietly work around it.
We operate on a completely open and transparent pricing system, and you are made fully aware of rates and procedures at the time you book the job. Plant room work is priced from the survey rather than over the phone, because the cost turns on the existing services, the access and how much of the building has to stay running while we work.
It is a scheduled visit rather than a reactive one: servicing boilers to the manufacturer's schedule, checking pumps, pressurisation, expansion vessels, safety devices and controls, checking system pressure and water condition, then reporting anything that needs attention. We agree the frequency with you to suit the plant and how hard it is worked. Visits are booked inside our working hours, Monday to Friday, 8am to 6pm.
